Three decisions before ground is broken

“The land has its title. The bank is interested. The market is strong.”

Three sentences heard in almost every property development. They reassure. But what they really open is three sets of questions.

These are the questions the Club Thursdays will address. Not through three theoretical talks, but through a single file followed from end to end: Riviera World Suites. Members can test assumptions against ground realities and see how an early decision echoes through the financing, the site and the exit.

The three sessions

  1. Thursday 15 October

    7 pm Abidjan · 9 pm Paris

    Before signing: examining land title and technical risk

    A development does not begin with drawings. It begins with a chain of rights, checks and permits whose soundness governs everything that follows. We will review the documents that establish rights over the land, the verifications to run before any commitment, and the technical or planning constraints that can change a project’s economics.

  2. Thursday 12 November

    What a bank finances, and on what terms

    Debt is not simply additional resources. It changes the return on equity, the project timetable, the security granted and the project’s ability to absorb a sales delay. We will open the bank file to understand how a lender reads a development.

    From price to sale: building a sales strategy

    When a price looks sound, the question becomes whether the market will absorb it at the expected pace. How many units can reasonably be sold each month, through which channels and at what cost: this decides the cash plan as much as the result.

Format

Time
7.00 pm to 8.15 pm, Abidjan time.
Venue
In person in Abidjan, with remote attendance for members and guests based elsewhere.
Running order
45 minutes of guided work, then 30 minutes of discussion with members.
Afterwards
A one-page summary and the recording are sent to attendees the following day.
